Since the housing market is always fluctuating, it’s time to connect with a real estate professional to help you strategize on how to buy or sell your next property.
Let’s talk options and projected market changes. You might lose out on a great financial investment (timing does matter) simply because you didn’t have enough knowledge at the time.
How it WORKS
→Step 1
We have a consultation appointment where we talk about your needs, hopes, goals, and answer questions.
→Step 2
We establish an official client-agent relationship and begin prepping for the property purchase/sale. Since I am your agent now, I have fiduciary duties toward you which makes me act in the best interest of you. These duties include obedience, loyalty, disclosure, confidentiality, accounting and reasonable care. I am your representative and will be with you every step of the way.
→Step 3
If you’re a buyer, we’ll get you in touch with a trusted lender and get you pre-approved. Got cash? No pre-approval necessary for you! Then, I set you up in the Multiple Listing Service, we start touring properties, and make an offer on any home you’re interested in.
If you’re a seller, I’ll run a comparative market analysis to determine your home listing price. We’ll prep your house for staging and have professional photos taken. We officially list your house on the multiple listing service with all of the property details and photos. Buyers start touring your home and make offers.
→Step 4
An offer is accepted and the "under contract" process begins. I will assist you with all of the contingencies, dates and deadlines that need to be met in order to make it to closing day successfully. Some examples of items that will need to be completed include the earnest money deposit, the seller's property disclosure, the lead-based paint disclosure (if needed), the title report, the inspection report, HOA documents (if there are any), the appraisal report, property insurance documents, due diligence documents, the final property walk through, etc.
If the various contingencies are not to the buyer and seller’s liking aka it doesn’t line up with the initial agreement between the two of you, there is opportunity for negotiation, and if not able to be resolved, leads to termination of the contract. Usually, everything goes smoothly, and we make it to closing day! Negotiation is a normal part of the real estate purchase/sale process.
→Step 5
Closing day is here! Today, you sign a few more official documents (which will be provided to you by the title company, your lender, etc.) and finally receive the title + your keys. Now we celebrate you! Champagne is popped and I spoil you with a few gifts. My favorite part!
BUYING

There are a few costs that you can expect, outside of my free services, that are part of the home purchase process.

Mortgage cost (includes appraisal)
Closing costs
SELLING
$$ → Pricing is negotiable
6% of the home sale price
Is split with the buyer’s agent and myself (the seller’s agent)
4.5% of the home sale price if you sell AND purchase your next property with me
